I recently achieved a great result on the sale of my garden apartment. I was a little reluctant to spend the money on the upgrades to the apartment that Alex suggested, however, Alex convinced us this would be money well spent and true enough it made a significant difference to the presentation of the apartment and subsequently resulted in a sale price that significantly exceeded the upgrade costs. Together with his Property knowledge, professionalism and integrity he is the complete package anyone would ask for in a sales agent.

Our 3 bedroom rental unit in Rosebay represented our entire NSW investment portfolio. So deciding to sell it was a big deal for us. Being interstate owners and choosing to sell in the middle of the global pandemic didn't help the stress levels either. Enter Alex Hart, the consummate professional from Hart Estate Agents. Alex developed a sales strategy which in the first instance included him obtaining various quotes and supervising required works to present the property for sale. Everything done had a singular purpose, which was to maximise the sales price. Nothing more and nothing less. We were on the market in a record breaking two weeks and we hardly recognised the property when we saw the photos. Alex attended the property numerous times over the 4 week campaign prior to auction and personally provided us with feedback and updates at least 3 or 4 times a week. He led us quietly and competently through a maze of decisions and emotions, before going to 'auction with 4 potential bidders who had registered interest. Alex recommended Auctioneer Damian Cooley. After seeing Damian in full flight and streaming live on his auctionnow website from Melbourne, I can understand why. The professional auction room venue and weekday after hours timeslot ensured no conflicting elements, be they weather, sport or other auctions. We achieved $120,000 over the reserve price. The first $60,000 of that was due to good competitive bidding. But I think it's fair to say the last $60,000 was down to Damian in the most part. He didn't rush the process or interrupt occasional pauses with banal commentary. He waited for precisely the right time to announce the property would be sold that night, which saw the momentum surge in the late stages. Are we happy clients? I arrived unannounced Alex' office when Alex out buying his lunch. Told him the rental property he had managed for me for decades needed a complete updating with new drainage, new guttering, new flooring, painting etc. I thought it was better to sell it as quickly as possible so it could be renovated to the purchaser's taste. Now was the time since COVID-19 restrictions were being eased, sale stock was short and the economic outlook, especially the rental market, was not good. Within three days Alex had arranged for the house to be made safe for inspections, planned the 3 week marketing campaign prior to a planned auction on site, let it be known to his contacts that it was available and had shown it to the eventual buyers who made an offer. It was then opened for inspection several more times and further contracts given out. The first viewers raised their offer twice, finally with the condition that exchange take place that Saturday with a 15 day settlement. I agreed as the offer was good and Alex did not think the other interested parties would pay more. Alex did the necessary paperwork and brought it around for signature at about 8pm. The next week the buyers asked for a shorter settlement and had the bank agreed settlement would have occurred before the planned auction date! This was all an amazing hassle-free result due to Alex' dedication to achieving the best price for me. He displayed professionalism in gauging the clients and the market, provided advice, used bargaining power to get the best price and nothing was too much trouble no matter the time of day. Alex and his team also had provided excellent and attentive rental management for over 20 years.
