We met Alex Smith less than a month ago. He was assigned by Ray White to sell 1/1 Marne Street, Vaucluse (or won the bid from the vendor to sell it for them). We have purchased this asset off-market, pre-auction. Alex was exemplary in his handling of us, and exceptionally responsive. Some further comments below, Alex: 1. Knew the asset and had a handle on the market transactional values, yields and rental levels. 2. Knew the history of the Strata (this one is/was ‘war and peace’) and he was very helpful during our due diligence, in questioning the Strata Chair and answering all enquiries. 3. Handled all due diligence matters with a quick turn-around, including building and pest inspections as an example. 4. Is impeccably dressed with excellent manners. 5. Drove from Woollahra to St Ives Shopping Village, to meet us so Stephanie could execute the contract. 6. Printed off all the materials required in advance. 7. Ensured all monies were appropriately handled. 8. Has excellent negotiation skills albeit we still paid too much ! We think you should be lucky to have someone like Alex on your team.
