Out property had been the Family home for 70 years, well maintained with its own distinctive character and charm. The recent passing of our Mother necessitated the selling of the home. We had expectations of $1.2M plus however the first agent gave a figure of $950K with two others $1.1M to $1.2M. Ali and Ray White Parramatta came up with $1.0M to $1.1M. These figures I assume were based on prices from recent local sales. The decision to Auction was made to use Ali based on Ray White's presentations, the ease in which the conversations flowed and the presentation of the individual. Ali always presented professionally, well dressed, punctual and also provided what he promised. He saw the potential of the property and was keen to put it to auction. The strength of Ray White, with their four week advertising campaign, resources and contacts was noted. We appreciated the numerous times Ali visited the property, supporting our efforts to ready the home for the many inspections at different times to suit prospective buyers. The final result was a sale at auction for $1.201M for which we are very thankful, and a confirmation of our decision to appoint him. I wanted to buy this unit. I went to the Ray White office to make a formal offer. Instead, I was given the 1st page of the contract of sale to sign. Ali had me sign that page without ever emailing me the other 51 pages to review till afterwards. I’m new to this and didn't realise I could enter into a contract of sale without the vendors 1st agreeing to, or even being informed of the offer price. My solicitor almost had a stroke when the contracts had exchanged before he had a chance to read it. The contract had numerous clauses that favoured the seller and not me the buyer. I was in great fear that I would need to cool-off and I’d loose my $1000 deposit. Ali was very polite to me in person and did have the contract changed after my solicitor got involved. I felt that Ali was very pushy in having me sign the contract of sale immediately, he would later tell me he did this because I seemed worried someone else would buy it before me, so he needed to take it off the market. If you’re a vendor selling, I recommend Ali whole heartedly, he will pursue the sale and his commission with fervour, if you're a buyer, beware! Don’t sign anything with 'Contract Of Sale' written on it when you think you're merely making an offer. In the end, it worked out for me after a lot of stress. I decided to lease my property through a different agency.
