My house had been on the market 3mths prior to switching to Allan. He had it under contract in about 10 days & settlement in 21 days & got the asking price! What impressed me was his qualifying of the viewers at the open house without scaring them off. He was able to give me a good idea of each couples financial position & situation to enable me to accept the most reliable offer. His service was impeccable. Example, I had already moved & was living 2hrs drive from my old home. The battery on the garage door opener went flat & he changed it to save me the drive or the cost of getting someone else to do it. It's the little things that make the experience less stressful. Obviously not everyone will have such a short contract and settlement time but I can highly recommend him as an honest, reliable & effective agent who will act in your best interests.

Approximately 9 years ago we purchased a house in Forest Lake from Allan Armitage and we knew after that experience that should we ever sell that he was the agent we would use. Well one month ago we did decide to sell and tracked Allan down and we are very glad we did. What we appreciated most about Allan is his honesty. There has never been one interaction with him where myself or my partner ever felt that we were getting anything other than the 100% truth. When you buy, you know what you are getting. There are no hidden secrets to discover. And when you sell you know exactly where you stand and what to expect. As ours was a unique property Allan took the time to do his research and present us with all the possible options. He also didn't waste our time or money on marketing programs that were not suited to our type of home. Allan always kept in regular contact and communicated every stage of the selling process. An added extra that was definitely missing from the other professionals we had to deal with during the selling process. Another great quality of Allan's is his ability to put you at ease. I am sure a lot of this comes as a result of the open communication and honesty but it is also due to the fact that he can have a laugh. My partner and I appreciated a joke and a laugh and Allan made the actual selling of the house a very stress free process. In short, he was honest, hard working, thorough, experienced, trust worthy and likable. Allan was great to work with but at the end of the transaction we felt like the biggest area he was lacking in was negotiating skills. Each time we wanted to negotiate on contracts he never got the buyers to budge. In addition when we had a unconditional contract we had some additional items to sell with the house that we thought the buyers would want and were happy to negotiate on the price of them. Heck we would have almost thrown some of them in for free if the buyers wanted them but Allan didn't negotiate this well. Then at the pre settlement I mentioned 1 item to them and said I was happy to negotiate and they negotiated straight away and bought it getting me more money. Saddened that Allan couldn't achieve this.

Allan went above and beyond as our agent to get us the best price for our home. I would recommend Allan to anyone looking to sell their property as he exceeded our expectations and are very happy with the result. He made the process very easy and always communicated very well at what was happening and the feedback for the property. Thank you Allan!
