She said her method of sale was to advertise only a few days before one open home usually on the Saturday then follow up on the Monday with the final open home .Amanda Waters drew up the contract for 60 days. She was very convincing and reassuring and because she promised to find us a place to live, I believed 60 days was enough time. As soon as the contract went unconditional and she got the deposit in her account, I did not hear from her again. My house was a large 5 bed(all on one level), 2 bath 2 living , deck, 640 block 11 kl from Brisbane city in sought after area. It needed a paint inside and out but structurally solid as attested to by the building and pest inspector. Amanda Waters from the outset, worked for the buyers. She had 2, 30 minute open homes on the Monday and Wednesday .Following these, she did not want to have another open home the following Saturday. She told me repeatedly that there were no other buyers even close to the 800s. She had one buyer that had offered in the low 8s. This offer turned out to be 805,000 but Amanda said they had no more money She said “ you don’t get the serious buyers on Saturdays; you just get a lot of people looking and just wasting your time. Trust me, you need to go with these buyers. I will work on them to try and get them to pay more.”. Amanda then pushed and pushed me to accept the low offer, convincing me that I would not get a better offer ever and she knew this because of her extensive experience and knowledge of the market. She also kept repeating that I was having an auction, a silent auction. “There are no other buyers out there for your house.”

We have sold 3 properties this year and Amanda is the only agent we would ever use. Her communication is 10 out of 10. When Amanda says she will call l, she calls. Besides her communication she is a lovely person to deal with. Always smiling and very professional.

Amanda was very easy to deal with and she worked very hard to ensure the process went smoothly. She is easy to get in touch with, even outside of normal hours to make sure all parties are happy. We would definitely recommend her to anyone wanting to buy or sell.

As Amanda was the sellers agent I had very little to do with Amanda. I found her obliging & helpful. My lack of experience & trust in people has been brought to my attention by the following. The garage door would not work [ service & repair] The cook top was cracked [ purchase new top ] .Shower head in en-suite fell off first use. First use the Oven was so dirty filled the kitchen with smoke. The house ie carpets,windows etc had not been cleaned. The kitchen is not LAMINEX it is plastic & CAN NOT be repaired, it is peeling [ only tops of draws & cupboard doors ] & has been stuck down with sticky tape. This is my own fault, I should have inspected EVERYTHING & been present with the building inspector. If there is a next time I will know what to look for. Amanda has now sold two homes for us, both in a reasonably short time. We were very pleased with her professional manner, her ability to read the market with her sales strategy, her negotional skills, excellent communication and genuine caring attitude.
