Amy at all times acted professionally and was pleasant to deal with. She was committed to selling our house and from what we observed, was tenacious but sensitive when dealing with prospective buyers. She applied significant effort; often going beyond expectations, e.g., sweeping paths and driveway on open days when we were away. More recently, she expedited the exchange of contracts when there was a communication breakdown between our and the buyers’ solicitors. As an individual agent I don’t think she could have done much more. In answer to the following questions, we hadn’t planned to sell our house up to the time we responded to a cold call from Belle in October 2022. However, what inspired us to put it on the market was the attractive valuation the agents put on our house being $3.3m to $3.5m. As it turned out, this was a grossly inflated valuation with the house eventually selling for $2.8m. It resulted in us declining an early offer of $2.85m. From that first meeting with the two agents - both of whom were listed in the Selling Agent Agreement - we rarely saw the second agent, Matthew. This may not have made any difference to the marketing of our house; however, it contributed to our forming the opinion that Amy didn’t have the on-ground corporate support that other local agents do. That said, we enjoyed working with Meredith and were impressed with the support she gave Amy. Further, friends who have bought and sold houses, constantly advised us to change agents mainly because they had never heard of Belle. We resisted this urge because we had no evidence that other agents would have been more successful, and we had a sense of loyalty towards Amy. We acknowledge it wasn’t an easy house to sell for a number of reasons. In the end, we were surprised that Belle didn’t take advantage of the sale to boost its profile, eg, “Record price for Nelson Bay in 2023” as PRD would certainly have done regardless of our not wishing the price disclosed.
