This sale took a considerable time to finalise, in part due to the fact that we were asking 'top dollar' for a vacant piece of land which was oddly shaped and partly low-lying (with only 50% usable, but the remainder making for a potentially excellent and very large garden in a semi-rural setting, so it required a 'particular sort of buyer'), and partly due to the impact of Covid making purchasers uncertain of their financial situation and unwilling to commit to buy vacant land and build. Two contracts were signed and 'fell through' due to issues with the purchaser/s, before finally signing a contract which settled. During all this the agent continued to promote the property as agreed (without charging extra for the longer than expected period of the promotion, and with a very reasonable promotion package), was supportive of our efforts to achieve the maximum price (instead of, as some agents do, applying pressure to reduce price and get a sale so they can get their commission quickly) and communicated well and regularly - even when it was 'nothing to report'. Being vacant land, the holding of 'Inspections' was not relevant. We've used Guy on the sale of several other 'standard' vacant blocks, and it was because we were happy with the excellent results of those that we approached Guy to sell this (the final block of our subdivision).
