Misleading and agressive agency

I cannot recommend this agency based on my experience as a buyer. Throughout the purchase process, I felt there was excessive pressure to keep the sales price as is despite legitimate concerns raised during inspections and the review process were not given the attention they deserved. I was also disappointed that discussions around changes to negative gearing appeared to be used as a reason to encourage me to proceed, rather than focusing on the property's condition, risks and fair market value. While tax considerations are relevant to any investment, they should not overshadow careful assessment of structural issues, maintenance requirements and comparable sales. After settlement, I discovered a number of issues that I believe significantly affected the property's value and future maintenance obligations, including defects, deferred maintenance and matters requiring further investigation. I wish these had been discussed more openly during the sales process. My advice to future buyers is to only rely on your own due diligence rather than sales commentary, and never feel pressured to make a decision before you are completely comfortable. This review reflects my personal experience with this transaction.

Hi Sam, I am disappointed to read your review as several of the statements made do not accurately reflect what occurred during your purchase. I have attempted to contact you on more than 5 occasions since seeing your review because I wanted the opportunity to meet with you, understand your concerns and clarify what occurred. We take allegations that at our agency was “misleading” or “aggressive” very seriously. For clarity, the contract was signed on 11 May 2026, one day before Budget night. In fact, it was you who was keen to proceed and have the contract signed prior to Budget night. At no stage did we pressure you to purchase this property. You had a 10-day cooling-off and due diligence period, during which your solicitor obtained a strata report, and you arranged a building and pest inspection, which you also attended. You therefore had the opportunity to undertake your own investigations and seek independent professional advice before proceeding. You did raise some concerns following the building and pest inspection and requested a reduction in the purchase price. The owner declined this request, as he had already reduced the price when accepting your offer and was not prepared to reduce it further. This was the owner's decision, not ours. The owner did, however, agree to remove the land tax component, meaning you did not have to pay that amount. This is the first negative review we have received of this nature, which makes it particularly disappointing to see statements made that we believe are inaccurate. That said, I remain happy to meet with you face-to-face at any time to discuss your concerns and clarify any issues you believe were not properly addressed. We are not interested in avoiding difficult conversations and would much rather resolve any misunderstanding directly. We wish you all the best with the property and hope that, once renovated, it becomes the home and investment you originally saw its potential to be.
