This review is my own personal opinion of events after buying my home. My agent did not bother to contact me on settlement day. The agent selling my home did call and congratulated me on my new home. Not my agent :-( The entire process from start to end was unpleasant. I had additional legal costs, unexpected major termite damage in my report, lots of redback spiders in my sheds, unkept property, septic tank disclosure questions and much more. It felt like my agent was 98% working for the seller and disliked me as the buyer. Communication was not great at times, especially difficult questions regarding the home and land. I had to work hard trying to get information about the property as was told not to contact the sellers. I still have no idea about issues related to the property. Some answers came from my solicitors. My previous purchase and sale of homes were all a good experience. This purchase caused a lot of unnecessary stress and additional financial costs. My advice to other future buyers is check all documentation well before signing. Arrange a formal one to one meeting before signing contracts. Check the property whilst under contract. Check your solicitor has seen your contract in detail, especially any conditions on your offer to purchase document. Your agent earns commission from the sale of a home and should try work with the buyer as well. On a positive note, the agent did reply to most text messages/emails and did eventually return calls. They did remain calm and works hard to market their business and sellers homes. Sellers would be happy. I often think agents have multiple properties for sale at once making a lot of money, however are unable to help all their buyers. I am certain lots of other buyers and sellers using my agent were happy. I sadly was not one of them. I think the sellers achieved a good outcome as the sale price is a lot higher than my bank valuation and other sites. As I said, this review was my personal opinion.
