Thank you to Cobden Hayson for selling our property in Rozelle. We met with Danny, Anna,Ben and we were able to discuss our requirements and plan for the best possible way to present the property. Everything went smoothly and we sold the house in a short time.

Context The elephant in the room, was that an identical unit had been sold in the same complex in 2023. Was this 2023 sale an outlier in a now softening market, or did it still reflect the current market. (As it happened the sale was $25K less than the 2023 figure for the comparable unit.) It perhaps was an outlier. Performance I would suggest Benjamin and Anna were able to operate competently and effectively in a context where the market was seemingly softer than it had been in 2023. The sale figure was not outstanding given that comparable sale, but given the changing circumstances, it was not unreasonable. Significantly the sale process (marketing and negotiation of the terms and conditions for settlement) went well - for example, there was good communication and the 'administration' of the sale was timely. As the property did not proceed to auction, there was a lingering thought, however - could have a higher sale price been achieved? At the end of the day, a higher price might have been achieved, but we were not unhappy with the figure obtained. (In any event, if there were changing market conditions, this was not the doing of the agent.) The negotiated, quick settlement were compensating factors.

Ben was extremely helpful and patient during the process of buying our first home. Usually what most would describe to be a stressful period, Ben made the whole process from start to finish extremely easy and had open lines of communication at all times. We are very grateful to have dealt with an agent as easy going as Ben and hope to cross paths in the future.
