Bill appeared to be 'on the ball'. He used his knowledge of the market well which was reflected by the outcome. He appeared to be able to 'read' potential buyers and therefore guide the whole process. He presented himself as someone who was very easy to talk to. He knew what to do when matters were raised by potential buyers, and this removed an amount of stress from the whole process.
