I had to rate the price as below my expectations because the market changed so much in the 4 months it took to sell. What was a realistic goal to start with based on Bobby’s detailed research quickly changed (3 competing agents agreed with Bobby's pricing and strategy). Throughout Bobby was running the inspections, following up buyers, continuing to reassess our goals compared to other properties on offer and recent sales and providing actionable feedback which significantly improved the end result. Bobby did not let our sale become a lesser priority despite the extended time on the market. The buyer ended up being someone who had inspected weeks prior that Bobby was able to convince to come back again. Initial offers were very low and were rejected on Bobby's advice, which looking back on, I still agree with even though those offers were higher than the end result. In the end we drew a hard floor on the price we willing to accept, or otherwise abandon the sale and rent the property out, and Bobby was able to negotiate a price above that minimum. We ended up with less than we hoped for initially, but because of Bobby’s efforts, more than we were willing to settle for.
