Dear Leanne & James, I have tried to contact you after having received this review as it does concern me that you feel that I have acted in a manner that you found to be distracting to the point of hiding defects. Please know that we take the reporting of major defects very seriously. The property was built in 2000 and has been an investment property since 2004 where the Seller has maintained the property to the best of his ability. You were never buying a new house and as I mentioned at the viewings and final inspection there will always be maintenance issues going forward. As a Condition of Sale, the Seller warrants that all gas, plumbing and electrical are in good working order at time of settlement; this is what the Final Inspection is used for. In order to facilitate a seamless transaction, we do a pre-final inspection where it came to my attention that there were issues with the hob and toilets–something the Seller was not informed of by another rental company who managed the property prior. I discussed this with the Seller to get the issues rectified prior to the final inspection as I understand how exciting it is when you move into your home. I did not want your first experience to be a negative one. Since I do like to be transparent, I advised you of the issues I identified at the pre-final and what was done to address them. I do apologise if you found that this was an attempt to hide defects which certainly was not the case. The Seller exceeded what was required, he did not service the hob but replaced it with a new one. The Seller not only had all the toilets serviced but also replaced all the toilet seats–again something he was not required to do. At the pre-final inspection and at the inspection, the cooker did not show any signs of smoke otherwise I am confident that we would have experienced it.
