If an indication of good service is when one recommends it to others, then Calvin failed rather miserably. Despite being disappointed by a Ray White firm previously, Calvin's association with Ray White was not prejudiced against him and he was shortlisted because of his ratings. Before sharing the reasons for not recommending Calvin, here are some good things about him: 1. He presented himself professionally 2. Managed to help with marketing fees payment arrangement Reasons why you should avoid Calvin as you would the Corona virus: 1. Knew our expectations yet priced the property lower advising us that buyers expect to pay more than the range. Listened to this supposed expert advice only to see it created even lower buyer expectations 2. Talks about being confident of meeting the sale target (as no one can guarantee anything), but then changes his tune when interest is not meeting expectations. If only his commission is as adjustable! 2. Talks about having a clear strategy of getting property sold well but outcome was more of good fortune then any of his so called strategy. The party that eventually purchased the property was never in his impressively bound (but ultimately useless) marketing reports. 3. Talks about his negotiations skills but was not part of negotiation of sale on the day. Instead his colleague whom we never met before the day was the negotiator. At times, it was hard to tell if he was negotiating for us or for the buyer. He used all the usual pressure tactics against the sellers too to close the sale to their ultimate benefit. 4. The veneer of professionalism in the end is just a veneer. And it makes you wonder how and why agents like him should get such a high commission on the back of others. 5. In the end, it was hard to avoid the feeling that he failed miserably and made use of us to generate income for himself and (the awful) Ray White. Despite this, I would like to think that there are agents out there that actually deliver.
