Highly recommend Cayle & Craig for properties in the higher end market
We recently sold our house with Craig Lea & Cayle Blaxland from McGrath, and this is a testimony of our feedback during the sales process of our property. I would like to start by providing some context on our sales experience: we sold our property 12 months after purchasing it, which weighed its own challenge, but we did not have any time pressure to sell. McGrath was not the first agency we mandated to support us selling our property. Another major Real Estate agency had previously been mandated with a similar price objective. They obtained offers about 20% lower to the price obtained by the McGrath team. That agency's conclusion was that the offers received were within the market range based on recent statistics at that time and negatively influenced by our own purchasing price 12 months earlier. Based on these conclusions, that first agency tried convincing us we should seriously consider the offers they obtained & move on. This type of sales, together with biddings, qualify as transactional sales, which in our experience (5th property sold so far) might be an efficient model in the lower end of the property market: a business model maximizing sales volumes over margins from an Agency perspective, but not from a seller's perspective whose objective is to obtain the best deal (price & conditions). We then mandated McGrath to support our sales. They took us on a very different approach, which qualified as a sales journey in opposition to the very transactional experience we previously had. This journey converged expectations of both ourselves as the selling party & the buying party, & we believe it is a better suited approach for the high end property market, at the same time more sophisticated & discrete. This requires specific skills and class, a subtle but dynamic handling which is solution based, patience, humbleness & an excellent network to make this journey as comfortable & efficient as possible for both the buyer & seller.
