We first approached Cayle about the sale of our property 3-4 months before we went to market. He was very understanding of our specific circumstances. This is THE guy to sell your house

Right from the beginning, when I just contemplating whether to sell, right through to finalising the contract, Cayle has been there providing great service, support & open / honest advice. With the recent market changes, and unfortunately passing in at auction - I had complete faith in Cayle, with his proactive & open approach and within 1 business day post auction, he had found great buyers with an offer that provided the right outcome for my family. Cayle Is An Incredible Agent

Cayle first came across our radar as he was very proactive reaching out to us to learn about our property and intentions with it. Once we had decided to sell he was also the first agent to present a proposal, when all agents in the area had been called the same day to advise our intention to sell. So it was evident from the beginning Cayle has a very good work ethic. Cayle has excellent market knowledge of the local area too. He immediately identified the value in our specific property and was able to clearly articulate that. Cayle also has superior communication skills. During the whole process we were always kept up to date, I was never left wondering what was going on. While our home truely is beautiful, I also attribute our particularly amazing sale result to Cayle’s strong relationship with the buyers in the area. Cayle is genuine and trustworthy and I believe his buyers also know that and that’s why he is able to guide them during the bidding process to get the outcome they want, at the same time as looking after our interest as the vendor. Lastly, not only is Cayle an incredible agent that I would happily and confidently use again myself and refer to others, he’s the type of guy I would also have as a friend.

Cayle demonstrated throughout the selling process why he is the top agent in the inner northern suburbs of Brisbane. He took the time to educate us on the current market, where the buyer sentiment was and what to expect across the sale journey, which showed to us his ability to read the market and also, how in touch he is with the Brisbane market. His communication approach and updates were exceptional - he ensured they were focussed, which enabled us to make quick, informed decisions. He has built a strong team of talented suppliers around him, which is a further testament to him and reinforces his full service ethos and approach, nothing was too difficult for them and we were able to achieve a great result in a very tight timeframe. Throughout the whole process we felt very supported and listened to, which was important to us. I would highly recommend Cayle and am confident he is the number one agent to get the best result.

Cayle took on selling our canal property located in the Redlands (bayside Brisbane), which is not located in his Inner-Brisbane area where he usually sells. He thoroughly researched and gave good advice leading up to the campaign, placing a Coming Soon sign in readiness on front of the property (as we were doing finishing touches to renovation) to attract buyers coming in looking at another property in the street that was currently up for sale. It was a tough assignment as not many high end homes had recently sold in our Aquatic Paradise estate at the new market prices, however 2 had just sold when we went to market but took a good month for that information to become available. He attracted many groups through, however most were unable to reach our price expectation and not having comparable sold properties to gauge our price made it difficult for buyers to understand. Our home was a total refurbishment with top end appliances and finishes. Cayle was very respectful of every buyer who contemplated our home, took at real interest in their ability to find a suitable home for themselves and even went on to help one buyer find something else in the estate during the campaign. Selling a lifestyle isnt always easy but this house was that and more. Although we did not have some specific inclusions, such as a pool, Cayle assured them it was only a matter of them deciding what type they would want and it could happen as there was a myriad of space and access and it was their own blank canvas to create their own space and not have something that needed repairing because of age or changing because of style. The many characteristics of our home were highlighted and he always went that extra yard to ensure every enquiry was dealt with professionally. His knowledge of the estate was second to none. Cayle assures us our new buyer is a really top bloke and we therefore are extremely happy to turn over the keys knowing our home and neighbours will be happy too.

Great experience as a buyer....

Cayle is a great communicator who goes above and beyond to get things done. He's always available seemingly 24/7! Cayle went out of his way to show us the property several times out of hours and he was always great at coming back to us quickly with any answers to our questions, especially when we were at the pointy end of negotiations. I also found Cayle to be one of the most proactive agents we've come across in the sense of always trying to offer us off market opportunities and keeping us posted with his latest listings. As a buyer you don't always feel that the agent has your interests at heart given they make their commission from the seller but Cayle genuinely tried to help us and was great at getting the deal done quickly and efficiently for everyone. His follow up and after care service post signing contracts has also been great. Overall a very good experience!

Highly recommend Cayle & Craig for properties in the higher end market

We recently sold our house with Craig Lea & Cayle Blaxland from McGrath, and this is a testimony of our feedback during the sales process of our property. I would like to start by providing some context on our sales experience: we sold our property 12 months after purchasing it, which weighed its own challenge, but we did not have any time pressure to sell. McGrath was not the first agency we mandated to support us selling our property. Another major Real Estate agency had previously been mandated with a similar price objective. They obtained offers about 20% lower to the price obtained by the McGrath team. That agency's conclusion was that the offers received were within the market range based on recent statistics at that time and negatively influenced by our own purchasing price 12 months earlier. Based on these conclusions, that first agency tried convincing us we should seriously consider the offers they obtained & move on. This type of sales, together with biddings, qualify as transactional sales, which in our experience (5th property sold so far) might be an efficient model in the lower end of the property market: a business model maximizing sales volumes over margins from an Agency perspective, but not from a seller's perspective whose objective is to obtain the best deal (price & conditions). We then mandated McGrath to support our sales. They took us on a very different approach, which qualified as a sales journey in opposition to the very transactional experience we previously had. This journey converged expectations of both ourselves as the selling party & the buying party, & we believe it is a better suited approach for the high end property market, at the same time more sophisticated & discrete. This requires specific skills and class, a subtle but dynamic handling which is solution based, patience, humbleness & an excellent network to make this journey as comfortable & efficient as possible for both the buyer & seller.
