Although it took several years as a listing, it wasn't until a recent suggestion from the Seller that a lower price was a good strategy to sell the land. Then it didn't take long for a Buyer to see the lowered price. Unfortunately it was mostly up to the Seller to contact the Agency on several occasions over the years to continually gain an insight into the market conditions and to ascertain the situation on a regular basis as to other strategies to sell the land.
