I have been speaking with Dan Smith regarding my property for more than 2 years. He followed up every 6 months with me on my intentions to put the property on the market, and finally we agreed to go through with the sale process. He advised that a combined auction process with other properties from around the region was the best way to go. The process of getting the property listed and open inspections, etc went by without any issues at all. Dan gave very good feedback on each of the groups that were going through the property and some basic level statistics, however could only offer the standard suite offered by the Ray White group, not specific to Ray White Buderim. We had an offer on the property prior to auction and Dan managed this process without any issue (we never got to a negotiated acceptable position). The auction proceeded with a single bidder (same buyer as the original offer) and we ended up settling on a price below the original offer, however given auction conditions, this was an unconditional position and therefore represented better certainty than the original conditional offer. Unfortunately the auction only ended up with a single buyer bidding, never a good place to be as the owner of the property. I do feel like the reasonably standard package of advertising offered by Dan afforded any buyers out there the opportunity to see the listing for our property, but was surprised that we only ended up with a single buyer at the auction in a market that was reasonably buoyant by all accounts. This certainly wasn't our target agreed at listing. Like any property, some features of our property didn't appeal to all buyers. In summary, Dan and team are polite, work hard to go through the process of the listing and auction, have good knowledge of the market, are good sales people and are incentivised with getting a deal done. As the owner, don't forget the role you need to play to maximise the sale price of your property. Agents are agents.
