We had never heard of this agent, but my mother suggested we give him a go. He had sold a property in her street for a good price and my mother finally realised she was not going to return to the family home and asked that we give him a call. We live in NSW and needed to sell mum's house to transition her to aged care. Daniel made the easiest commission of his life. He had a buyer that missed out on the place up the road, he signed us up, they had a look, made a good offer, and we agreed. Everything was good with him up to this point. He contacted me and asked if the buyers could move in under licence before settlement and that of course they would pay rent. We agreed. And even discussed that as long as the rent covered the costs of having the gardens maintained and the house cleaned before handover that would be fine. I distinctly remember him saying that the rent collected would more than cover the cleaning and gardening costs and leave it to him. Now down the track we have a cleaning bill of nearly $800, the agent has wiped his hands of this agreement we had and even refuses to acknowledge our conservation that we had about this. So, avoid Daniel, but if you do deal with him, get everything in writing.
