Darcy actively listened to and answered all my questions and offered his insight, comparing similar sold houses. He always arrived on time to any arranged meetings and used a tablet for the documentation and this gave instant email confirmation . However it was quite small and I would in retrospect prefer to sign actual paper work.
Darcy was very helpful in suggesting building and termite inspectors, as well as after the settlement he was the only agent out of three contacted companies to provide within one working day,an urgently needed rent appraisal on another property that he had no connection.
I did have 2 areas I felt he could improve upon
Firstly, I recommend he have as a part of a standard contract the words " that all electrical, plumbing, gas and heating be in good working order at final inspection" and not as inspected. As is normal Darcy explained that the letter of the contract is law and he was reluctant to allow the building inspectors recommendation for a plumber to do a pressure test to ascertain the cause of the extremely high moisture content detected. I had 2 phone calls with Darcy requesting this be done and no resolution so I contacted his manger and it was resolved.
Secondly, I recommended he provide a generic guideline/checklist of all electrical, plumbing, gas and heating to be used at Final inspection.
I have already spoken to Darcy about these 2 areas and as he has already taken those comments on board.I would be happy to recommend Darcy as an real estate agent
