Selling our Investment Property

As our property had been tenanted for a number of years and we approached Dean to provide us with a view of what our property was worth, and possible ideas on how we could maximise the sale price. Dean indicated if we were to sell the property "as is", it was likely we would not maximise the selling price, however with some minor works it was likely a better price would be achieved. Suitable tradespeople (Dean's contacts) were therefore engaged to carry out the limited scope of works in a very timely and professional manner. Given the works carried out, the property was not tenanted, and therefore looked bare, Dean however was able to negotiate a very good price to have the property "staged" during the selling period. The sales campaign lasted the standard 4 weeks, with 2 to 3 opens per week. During the campaign period, we had around 100 people/couples through the property generating considerable interest. After each of the inspections we were provided with comprehensive comments and feedback from the "opens". As a result of the interest generated, we were able to sell the property prior to auction for a price that was higher than our expectations. The whole selling process from the initial contact with Dean through to signing the contract of sale took less than 3 months, a great result from our perspective.
