Dinesh and Avi sold our mates house at a great price on the day of auction after the action. But stupid me for some reason didnt choose them to sell our own house, what to say things went wrong from the beginning of staging the house to market dropping, communication lacks, adjusting price etc etc. Dinesh is the only agent told me dont spend any money doing landscaping or staging the house, every other agent ask me to spend money to get the house in top condition, and i listen to them spend 10K+ that way. Other agents were good to at their business but for so many reasons doesnt work for us, we paid a premium on advertising. Finally we changed the agent agent after 4 months, by the time market dropped again and costing me all the ways including repayments, rates, utilities so and so. Dinesh/Avi find a buyer in 2 months time but with a long settlement date, we understand the market being too tuff, nothing was selling, that was a great time frame. Not everyone can sell in a falling market. We didnt get what we were after initially but that was stupid to hold on to that price on a falling market, what we got is the top price at this current market if you look at the other property sales, nothing was selling in that range. And to the wonder Dinesh sold the buyers house quickly and was able to move the settlement date to early saves us more. What more important was dinesh brought every offer he could get in writing eventhough it was under our selling price and try to negotiate with each one of them, doing that he was able to push one of the buyer to the best we could get in this market. I will recommend Avi and Dinesh anytime, nothing wrong to say about them, they are on top of what they are doing, very understandable, always return calls, give updates after every opens, they make sure one of them will be at the opens, they dont send trainies to open house, uptodate with market changes, great negotiation skills, an agent who actually does what he paid for.
