The final sale price was $30,000 above the listed price, which is an exceptional result in the current market and one that most sellers would be very pleased with. Achieving that outcome required careful negotiation and a considered approach throughout the campaign.
Regarding the settlement delays, the extension requests were unfortunately outside of my control. The buyer initially requested an extension due to issues with their settlement funds, and subsequently you also requested an extension. Throughout this process, my role was to manage expectations, maintain communication between all parties, and work towards a successful settlement, which I did to the best of my ability.
As for the multiple contracts, while not every contract proceeds to settlement, each offer and negotiation formed part of the process that ultimately resulted in securing the highest possible price for your property. Thorough buyer qualification occurs throughout every campaign; however, unforeseen circumstances can arise with any purchaser despite the checks undertaken.
I respectfully disagree with the suggestion that I was working in the buyer’s interests. My focus throughout the campaign was achieving the strongest possible outcome for you as the seller, which is reflected in the final sale price obtained. In fact, there were occasions where I advised patience rather than immediate negotiation because I believed there was potential to secure a better result—which ultimately proved to be the case.
While I appreciate that settlement day frustrations can leave a lasting impression, I remain proud of the result achieved and the effort invested in getting your property sold for a premium price. I wish you all the very best for the future.
