Sale of our apaprtment
This is an update on my wife's review of Emma's performance selling our apartment. It is now approx 6 months since we signed the contract to sell our property for $500,000, 4 months since settlement. The property was recently put back on the market for $600,000 plus, and is now under contract for above $650,000. That's $150,000 plus in a such a short time, did we sell to cheap ?? seems so. PLEASE, PLEASE, make sure you get 3 valuations from different agencies to ensure you are fully aware of what your current property value is. David

Hi David,
Your wife and yourself were happy with the result of the sale and signed and accepted the contract.
At the time of sale Feb 2021, the property was valued correctly based off recent sales in your building
1/12 Canal Ave, Runaway Bay which sold for $420,000 2 bed 2 bath 1 car (same as yours, which sold in Feb 2020)
7/12 Canal Ave, Runaway Bay which sold for $398,000 in August last year (4 months prior to your sale)
12/12 Canal Ave, Runaway Bay ($500k with better views, plus 3 Bed 3 bath 2 car sub penthouse/ superior product). The market has shifted in the last 6 months and I couldn’t predict what the market had in store 6 months post your sale. Everyone’s property has increased in value over the last 6 months, markets change and unfortunately I’m not a fortune teller, the entire Australian market has shifted.
