We chose Francesca as she had a very clear plan on how she was going to sell our property. I went along with her plans to stage the house, whilst not originally totally seeing the value. By the end of the exercise I was totally onboard and would do this for every sale in the future. Francesca and her team turned our home into something very much more presentable than it was originally. And the costs were included in her fees, which were competitive to other quotes that we received. Francesca put a valuation on the house which was higher than the other agent who quoted by $100k. Francesca has sold 3 investment properties for us in 3 years. The houses were tired having been rented for about 20 years and built on steep blocks with awkward driveways and small yards. Francesca discussed what needed to be done to each property to match what Berowra buyers were looking for. With ready access to tradesmen we installed a kitchenette, additional bathroom and study nook, painted inside and out and wrangled the yards into gardens. Francesca matched the renovations to our skills, motivation and time frame. She also advised us when and when not to sell even advising us to take one property off the market whilst there was a glut. We each successive sale we grew to appreciate her insight and knowledge of the market as well as her practical and aesthetic guidance right down to the paint colour pallet. When we finished titivating Francesca came in and iced the cake with her fantastic furniture package. I admit that originally I thought this was madness, but when I saw how this accentuated the properties appeal I was hooked. The first property took a while to sell and I think didn't reach its potential because of an oversupply at the time. The second sold very quickly and we were happy with the price, the third sold on the first Open House and achieved a better price than we'd hoped for. We have learned to trust and value Francesca's advise in relation to preparing a property for sale and in timing the sale. Additionally she is able to close the deal. Having owned the properties for so long and then doing all the renovations ourselves we thought why not just sell them ourselves as surely people just find the properties online. We realised we had one very big weakness, we are not salespeople, we would find it hard to close the deal.
