I owned a large block of land which could be subdivided & developed in a prime location. However, the cottage that I lived in , on the front portion of the land, is heritage listed which, added to the fact that the land slopes, made the property hard to sell. Frans worked extremely hard to contact developers & negotiate a reasonable sale price .It took a few months ,but the property did sell & Frans was always positive and motivated .
We purchased a house that Frans was the agent for and we had a few issues during settlement (tenant not answering calls to allow access to the property for inspections, vendors living interstate and difficult to contact for signatures etc). Frans worked very hard and was thorough in chasing everything up to ensure settlement went through and did a great job of keeping us in the loop all the way. He was very professional and I would recommend him as an agent.
Mr. Lems was the worst Real Estate Agent I have ever worked with He was so bad I finished up having to deal with his boss. The Vendors lost $10,000 in the transaction through his incompetency . the daughter lives next door and because of this has caused a friction and embarrassment on both sides.
I would always go to Frans if I wanted to buy or sell, he made a difficult settlement seem quite easy.
