Gareth recently assisted in listing & ultimately selling my investment block of land in Madora Bay. Only thing I could fault was the property owner not living locally made the knowledge of the property alittle difficult. We asked many questions that Agent didn't know. I suggest a questionnaire be drawn up for seller to complete including information like if Air - Conditioning works, pool maintenance/ & who services the pool. Knowledge of keys (what key is for what door,gate, fence etc...) As we were shown a draw of keys that the agent did not have a clue about and missing keys???) Agent should accumulate as much knowledge on the property as possible, makes the buyers slot more confident in their purchase! Also when owner is not the occupier, and house is open for inspection the buyer should be informed snd agree to th property bring cleaned professionally before the buyers take over! When buying a property valued over $800,000 the seller should not have to come in and vacuum & mop the property before they can move their furniture and family in! I was happy with our Agent as I knew his hands were tied but just a few pre-sale tips and more knowledge that would have made it much more easier and flowing for all parties involved! Thank you
