When i first saw this home on the first open, I could see by Gayle's demeanour that she was very approachable and came across as a very warm woman, something which is of paramount to work in this field. My partner was not at the first open and as I realised this home would sell very quickly I phoned Gayle the following day and asked if we could see the home again. Gayle obliged straight away and organised a time for us. On meeting her a second time she greeted us with a very warm, sincere smile and showed us through the home again. She was very honest in informing us that there had been offers made already and that the vendors would be looking at all offers in a couple of days. When completing paperwork when submitting the offer, Gayle was very professional and despite trying to get a little hint of what maybe I could purchase the house for, Gayle was steadfast in her position and at no time gave me any indication what other offers may have been. Gayle is very approachable and friendly and was prepared to listen to what I had to say about my property. The house is a 3 bedroom 2 bathroom house (190 sq m) on a small block but with a lovely, well laid out garden, and with uninterrupted views onto wetlands, the Aldinga scrub and the Sellicks hills. The house itself has many luxury features. Gayle listened to the value I placed on these features and the value of the location and agreed that she could get a price close to what I was after. I mention this because two other agencies that I had approached for valuations were not interested in these key features, and as experts tried to convince me that the house would fetch $40,000, to $50,000 less than I eventually agreed to with Gayle. Their evidence was the many sales of 3 bedroom houses in the area. I was already aware of this, but saw my house as more of a "one off" special case. They did not agree. Gayle's sales brochures and photos focussed on the views and extra features, and the house was sold 2 days after the first Open inspection, for close to the price I wanted. A job well done.
