I recently purchased an investment property through Geoff Giles of eHouse and it went very smoothly indeed. I met Geoff during an open house inspection, this house didn't suit me, but Geoff ask me a few questions to better understand what I was looking. He contacted me soon after with a property that he though might suit me, we went for an inspection where he explain the owners reason for selling and he had great detailed information from the owners on the history of the property.
