An unethical agent - avoid

Gulsum Okur proved to be a very unethical agent during my recent purchase. Put aside her attempts to play me against other alleged offer to increase the purchase price. I understand she was working for the sellers. What I found baffling and extremely unprofessional was that she made a sham video call to me prior to settlement (I was overseas at the time) showing me the property allegedly being cleaned up - the vendors were supposed to remove rubbish they dumped there after we had signed the contract. 45 mins later I found out that all the rubbish had been hidden behind the house instead, so nothing was visible from the street she was standing on making that call. Gulsum was clearly pushing for closing the deal to get her commission as I was clear that I was not going to settle unless the site had been cleaned up. We eventually did on the day but only because my conveyancer advised I would be in default with possible penalties otherwise. I will be reporting her to VCA and taking the matter to VCAT. I will never use or recommend this agent to anyone.

Hi Nina, I’m disappointed and saddened to read your review which aims to damage my business and taken aback by your false claims. This is not okay! To clarify to the public: The property received multiple written and verbal offers, I spoke to my vendor about the offers, and he decided to accept this one. Regarding rubbish: The property was extensively fire-damaged and was marketed accordingly. Photos including aerial photos show temporary high fences to the front boundary of the property, rubbish at the back boundary as well as on the side and under the carport with house windows completely closed-off with wood paneling. I have never set a foot beyond the front boundary fence for safety reasons and advised buyers same. Close to settlement date, buyer contacted me and said there is a squatter at the property and new rubbish dumped. The vendor was notified, which he said the person there must be moving the rubbish from inside the house to the front yard. He then said he will take care of it before settlement. On settlement day, I even went over to the property and did a live video call with the buyer from the front boundary showing rubbish at the front, under carport and on the side of the property was being removed. She saw the truck filled with rubbish and she even got a wave from the two workman that were finishing up. Following settlement, I sent my congratulations and best wishes to the buyer. At no point was there a promise ever made, that the vendor must remove ANY rubbish at the property as this was never part of the contract conditions agreed. The vendor was nice enough to say that he will help her by taking care of rubbish before settlement. I think it’s unreasonable to expect the selling agent to be held responsible for vandalism at any stage of a sale campaign. I’m always open to honest feedback, but I ask that it only reflects the facts.
