Ivan sold my unit in Centre Road Bentleigh in September 2015. I found Ivan to be reliable, informative, and quoted a range that proved accurate. He recommended the open times for the demographic the unit would interest, and accordingly arranged those times. Whenever a private listing was sought, Ivan attended. He communicated well throughout the process, keeping me up to date, with attendances and interest level. The unit was passed in at auction, but sold on the same day. An identical unit was sold in the same complex a month or so later, for $17,500 below what Ivan was able to achieve for me. Before the auction he indicated that it would pass the auction in if bids only reached $580,000 or offer a pause. I only saw the end result and I assumed the property was sold for more than $580,000 as there was no need to consult with me about the property being “on the market”. I learned later the sales contract was signed for $662,000, so I nearly feinted. That was 10% more than what I had expected from a reserve price of $600,000 I had formed in my mind. He performed his real estate skills in a confident and reassuring fashion. The most impressive aspect was that even though my modest property was only half the value of the average properties in East Bentleigh he put in just as much work or even more to get a successful outcome for probably only half of the average sales commission earned based upon property values. He attended all the open inspections (65 attendees) and made many follow up phone calls to me and updated me on the status and how many people he expected were interested in the property. Also he hosed down expectations of a sale and not much mention of price except at the initial valuation of $585,000 - $600,000. The property had appeal for the quality and some notable features, but the big negative, to the otherwise favourable position, was the traffic noise from the proximity to Warrigal Road. In the end the positives outweighed the negatives and with his encouragement the successful bidder was prepared to pay more than the advertised price , his initial valuation and my expectation. Contributing to the successful outcome was the advertising component delivered on the modest budget. The copywriter, floor planner, photographer, advertising board and internet listings were all first class. It just goes to show that with your 14 years in the real estate business, experience, honesty and personal attention to clients has a positive impact in contrast to the adverse perception some real estate agents.
