We originally asked James for an appraisal on Tompsons Lane after viewing a house he was selling and being impressed with his professionalism and gentle yet persuasive sales manner (we left with a contract in our hand, just in case!). When we had found a house we thought right for us, we got James on board to step us through Harcourts' advertising and commission costs. He was able to come up with a competitive commission, and stuck to it several months later when we eventually went to market. Despite not ending up selling at that point, James kept in occasional communication, and it was because of him we found the house we ended up purchasing. James' had been keeping an eye out for us, and when a house came up through Harcourts, he excitedly rang us. James was able to secure us several viewings before it went to market. When we put an offer on, James helped negotiate the chatels and final purchasing price, and had our house on the market 5 days later - paperwork, photos taken and edited, sign up and online. While this was happening, he was already suggesting our house to the number of people he keeps an eye out for. By the end of that first day on the market, James had 3 parties booked to come through the very next day. By the end of that day, we had a contract in front of us. Most importantly, when it looked like we would lose it due to the 48 hour clause, he helped make it happen. James kept us in the loop at all times. When we had simple questions to ask him, he didn't make us feel silly. He was genuine and professional in his manner, and unlike other agents we've had dealings with recently, you can tell that he has your best interests in mind. We never felt pressured in any way, even to the point that James was happy to provide advice even if we decided to go with another agent. James was easy to contact, no matter the time or day.
