James approached us about an investment property which we owned and said he had a buyer who was interested in purchasing it. By coincidence we had just had it valued a couple of weeks before by a different real estate agency. We informed him that we weren't really looking at selling it yet but at the right price we would consider it. We told him what we were looking to achieve, (approximately $100k above the previous valuation) and if the buyers were interested at that price we would sell. He took our price to the buyer, who was still interested. They inspected the property and liked it. We then signed an agent agreement with James. In this time, the first agency who had valued it contacted us, annoyed that we weren't selling through them. They implied that the price James had mentioned was fabricated to make us sign a sales agreement with him. This was not the case and the agreement was specific to the interested buyer. When James presented us the offer, I half expected the price to be lower than the earlier discussed one. It was at the agreed price and the sale went ahead effortlessly.
