Jamie was very good and efficient till the time the COS was signed. He was able to arrange inspections, listen to our queries and requests related to the property which we were considering as one of the option. But once the COS was signed he was completely a changed person which was quiet shocking and difficult to digest. He insisted to have a final building inspection in the evening time which I wasn't convinced. It took us some time to change it to day time. I asked for a very simple clause in the contract that the House should be handed over to us in a neat and clean condition preferably cleaned from a Professional Cleaner. We were new to this country and wasn't aware of the tricks and trades of property sale/purchase. When we were inspecting the house before signing the COS he mentioned couple of times that the racks in the Wardrobe will stay with the property as it was fixed to the walls. I asked him to capture all these assets with pics in the email which will stay in the property which he never did and passed on the blame to the vendor. My point is it is the role of the property agent to understand the needs of both Buyer and purchaser and find a win win solution. I always find him pro-seller once the COS was signed. Also, a simple request that house should be professionally cleaned was not honored completely. He was only concerned with a receipt which he produced after just 2 Hrs of cleaning by employing only one cleaner. He didn't allowed me to check the cleaning before final settlement. When I asked him about anything after signing of the contract he was always of the opinion that reach out to your convenyancer to convey. Also, one of the Garage Door remote and 2 Heating Vents is not working after we moved in which I feel is my fault as the building inspector employed wasn't that great. I am disappointed& more learned now. I learnt it a hard way that we must capture each and every minute detail(with pic) in the COS so that buyer interest are safeguarded
