I had been in contact with Jason about the local market as he had claimed to have good knowledge of buyer sentiment and knew our building well on St Kilda road. Unfortunately the sale process was not what I would call one that provided to be a professional and valuable experience. When the property was to be listed, Jason suggested that the property be advertised at a price range that was wildly higher than I expected ($800-$850k). He assured me that it was a chance to test interest at that level, and although I didn’t want to waste time and lose momentum, I placed trust in him that this was the appropriate course of action. Three weeks passed by and surprise surprise, there was little to no interest at this price range. All feedback suggested the price was too high, although I already knew this. Jason then suggested to slash the price dramatically by about $80k. At this point I thought we will look ridiculous, desperate and lose all serious interest from the market. The price adjustment took over a week to take effect because every action is carried out by an admin team who are chronically short staffed. Other agents I’ve used can make the changes almost immediately, so I was pretty disappointed with their archaic processes. My concerns developed even further when, at one of the open for inspections, both Jason and Ursin forgot the keys to the property and were unable to show four interested parties. I was disappointed at the lack of organisation and professionalism by the team, when we had put our trust in them. At some inspections, neither Jason or Ursin were present despite promises that they would do their absolute best. During the campaign period, I was not provided with any market insight reports, collated feedback from buyers or anything of substance that would have helped me understand buyer sentiment. Eventually the property sold for a price that was well below my expectations. All in all it was a disappointing experience.
