At our first meeting (several months before the auction) Jeff said: "I'm putting a ring around $1.8m". At the time this seemed quite ambitious. We then began a rapid campaign of getting our house and garden to a state that would deliver that number. Fortunately for us, the market was also rising. He's a busy guy, but Jeff was great at explaining the reasons behind his strategy and had our agreement at each stage. He stuck to his guns on a few expensive but important improvements (painting the bricks and tiled roof). We grudgingly agreed at first and the investment paid off. In the end we got slightly more than the $1.8 - selling for $1.825m.
