Jesse Matthews is a good agent. Friendly, enthusiastic, a good communicator and negotiator. He was helpful in making practical suggestions and has good contacts to get the best price, such as getting the property painted inside at a reasonable price with excellent painters. He also has a good contact for staging furnishing at a reasonable price. Also the photographer and copywriter employed by Buxton were good too. But I did not like the photograph they took of the rear of the property that was put on the front Board with the Size Box. And having to put the Auction Date back one week, and change the time of Auction to 2.30 pm from 12.30 pm, was unexpected. I doubt these unexpected changes effected the final price obtained. Also Jesse arranged at his own expense for an excellent Video of the property. James Karantonis his colleague did a great presentation of the property in this video. The property was sold before auction after 1 week of negotiations with 3 keen potential purchasers. I'd say Jesse was quite good in these negotiations. I was happy with the sale price and feel the purchasers obtained the property at a fair market price. That is all I wanted. I'd tried to sell the property 17 years prior, without success. My agent, then overestimated the value of the property, perhaps to get it listed with them then. Jesse did not do this. He was accurate in estimating the price range and quickly obtained a good price a $10,000 above the upper end of the price range taking into account the excellent position of the property so close to Ashburton Primary School, Station and Shopping Centre, rather than other "comparable" properties more than 1 to 2 km further away. Jesse had a better understanding of these 'position' factors, the value of an adjacent laneway and the value of the art deco features, style and charm of the property. He had the skill to achieve a good result reflecting all factors after negotiating with 3 keen purchasers.
This guy is wonderful. Not only does he know the property market, but he has fantastic inner knowledge of Stonnington and surrounding areas, having lived there himself. I could not fault Jess or the team that he worked with whilst he was selling our family home. We were updated regularly and he always delivered what he said he would - very impressed indeed.
