We met John following a call to his office and discussed our high expectation for both price and marketing strategy for the sale of our house. We had extensively renovated our house to high standard with top end inclusions and were well aware of the required marketing to attain the target price. As John was new to LJ Hooker franchise having joined from Star Partners he did not have any supporting staff. Apart from quality photographer and limited admin support from Kayla Gradidge John did most of the work by himself to best of his ability.
The property went on the market with quality web publication but with poor quality printed brochure. John quickly remedied the issue after we helped him to redesign the brochure. We found cost of their marketing package higher whilst quality control of LJ Hooker Stanhope Gardens were not in par with their competitors eg. Star Partners.
After seeing limited interest in the property from prospective buyers we advised John to cancel the planned auction of the property. However, John advised us that we should go ahead with the auction as he was expecting at least 3 potential buyers to bid for the property even though no property and pest inspection had taken place. The auction was a failure as none of the expected buyers turned up at the auction and we bore the auctioneer's expense.
John was eventually able to secure a buyer for $920,00 which was below our bottom line of $950,000. We believe that John could have attained or potentially exceeded the target figure had he been properly supported by his agency. We have high regard for John Irudayaraj as an experienced real estate sale agent. We are however very disappointed about LJ Hooker Stanhope Gardens business model whose primary goal is to turnover property for sale quickly with a flat 2% fee at least operational cost with no regard to their clients.
We will not engage this real estate agency in future.
