Extraordinary! I'm still completely gobsmacked!!!
John McManus is truly exceptional. I honestly can’t recommend him highly enough.
Nearly 2 weeks have passed since the highly successful sale of Dad’s house and I’m still finding it extremely difficult to adequately (let alone properly) express my sincerest appreciation for not only the sale price that John achieved, but also the manner in which he achieved it.
The sale price achieved by John “screams” volumes in itself:
- a new street record sale price of $4,955,000;
- smashing the previous street record, set just a few months earlier, by $1.240 million;
- the highest sale price of some 800 properties auctioned over that weekend;
- one of the highest sale prices ever obtained for a house in Chatswood; and
- approximately $1million higher than the estimates given by several other agents.
To put the outstanding sale price achieved by John into perspective, it should be noted that Dad’s house:
- wasn’t a luxurious waterfront mansion in an exclusive eastern suburbs enclave;
- didn’t have a garage or a carport;
- didn’t have a swimming pool or an outdoor alfresco entertaining area;
- didn’t have established gardens or manicured lawns;
- didn’t have air-conditioning, ceiling fans or even built-in-robes; and
- nor did it have any other modern inclusion usually expected within that price range.
Instead, Dad’s house was quite simply:
- a relatively modest house;
- in a fairly modest suburb;
- still very much in the same condition as its initial construction in the early 1900’s; and
- the only “improvements” made since then were all done in the late 1970’s, consisting of a cheap rear extension (detracting from the original character of the house), a kitchen renovation (now in a dilapidated condition) and a bathroom update (that could hardly be called “stylish”).
Bearing those factors in mind, the sale price John achieved was not only truly remarkable, but was also well beyond any reasonable expectations. Kitchens and bathrooms don't sell houses - John McManus does!
