Experienced, Sincere and Driven

Boasting a tireless work ethic and true passion for real estate, John Smyth is an experienced sales agent specialising in the Seaforth/Balgowlah area. Having lived in this area his entire life, John has an intimate knowledge of the local region and familiarity with its people and wonderful life style attributes. John approached us with a qualified buyer after we had been unsuccessful selling with another agent. John was everything that we could want from an agent; he was accurate in his valuation and worked firstly for us as vendors. His boundless enthusiasm and determination resulted in a quick sale and an outstanding result, making the process as seamless as possible. I would without hesitation use John again and am happy to sing his praises to all who will listen.

Great agent, local experience.

We met John and Mandy at a house we found online that they were selling. That house wasn't for us, but John followed up, took on our feedback and ideas of what would be our dream home and the following week had lined up an inspection for a house that we both fell in love with. John and Mandy provided a great experience for us as first time buyers and were very good with their communication throughout the process which we greatly appreciated. We were very happy with the experience and would highly recommended them.

In-depth local insights 5/5

Beginning with the end in mind' would appropriately describe John's approach to achieving our family's objective of moving to a neighbouring suburb. John's unwavering commitment to the task ensured that we were not diverted from our course. This was at a time when there were many distractions (new jobs, new schools) and some noise of market headwinds to contend with. John's incredible in-depth knowledge of the local market (through growing up in the area and during his time as a real estate agent) mean that he is in touch with the demographic profiles of potential buyers and can cleverly describe their attributes and what they look for in a property. John is also able to give frank, open and honest feedback about your own property and the alternatives that buyers will consider. This 'eyes-wide-open' approach meant that we were aligned from the beginning of our interactions. We had a great campaign supported by a realistic amount of media investment and some helpful and constructive styling hints and tips that did not overhaul the way that we lived. Constant communication is definitely 'a thing' for John - not too much, not too little - just very regular. Updates on campaign progress and developments with potential buyers came daily (sometimes more frequent than that). We are absolutely convinced that it has been John's experience, inputs and counsel that has seen us get where we want to be. We would have no hesitation in recommending John to friends, family or anyone else who was thinking about selling their property. Thanks should also go to Mandy for sharing John's time - when we needed it the most !

Great communicator, knowledgable and got us a great price!

From the very beginning we were impressed by John’s guidance, enthusiasm, as well as his unrivalled knowledge of the area. We felt he had absolute ‘belief’ in our home and most importantly he was confident in achieving the price which had been estimated. John exceeded our expectations of a real estate agent assisting us throughout the entire process and keeping us clearly informed with daily communication along the way. We had a sense of team and partnership and always felt that we were John’s priority. The marketing campaign and professional branding through to the open home materials were all testament to his attention to detail. To our delight, John was able to complete the sale before auction and achieved an amazing price that exceeded the upper level of our expectations. In a nutshell, we had a wonderful experience with John and Mandy and would recommend The Madison Agency to anyone buying or selling their property.

I met John at an open home early in my property search. I was impressed with his presentation, high level of energy, knowledge about the home and the local area. He followed up after my visit and even though that particular property wasn’t for me he set about identifying my needs and property preferences. Before long we were having regular property conversations and it was clear he understood my brief and focussed his search for a property specifically to suit our needs. He guided me to quickly get to the right price on a property he had listed ‘off market’ and I ended up purchasing within just days of first seeing it. Through this process I knew that John would be the right agent to sell my property. He had belief in achieving a great price where other agents whom I had previously spoken to were less optimistic. The other two agents I had in told me a price, and when pushed by me on my expectations they raised their price appraisal, I felt they did this so I got to hear what I wanted to hear and to gain the listing, but I could tell they didn’t believe it was worth the higher end of the range they had suggested. I could tell John truly believe he could get me what he quoted. Nothing seemed to be too difficult for John and he was always willing to go above and beyond the normal expected service levels of an agent. When the property came to market John immediately set about making the property available to view and provided regular, detailed and clear feedback from the prospective purchasers. He positioned the offers to be at the upper end of the agreed estimated range, identified exactly where the best buyers were at in terms of price and at the right time closed the sale achieving a block record in just 4 days, $50,000 above the closest unit comparable sale in the suburb. In the past I have liken Real Estate agent to the tax man, not very likable, John has changed my views and clearly demonstrated the advantages of a professional and experienced agent can offer.
