Rating the performance of a real-estate agent's professional conduct is a task seldom attempted by most people, because most people, even most home-owners, seldom buy and sell, and thus do not experience a professional relationship with agents often. After thinking about the qualities I as a seller required in an agent, I have decided that professionalism is most important, followed by market knowledge and, finally, approachability and communication practices. Professionalism, to me, is manifest in a courteous manner without being over-unctuous, knowledge of the community (as differentiated from the land and house market) in which the agent is operating, and the ability to fit in. John excelled in these qualities. Market knowledge is a difficult quality to rate. Recent examples of sales in the district can be quoted easily, but the individual attributes of sold properties can make a huge difference in the 'rightness' of the prices achieved, and the nub of knowledge, such a price per hectare of land, gained. Important factors in the acceptance of offers for properties are the sellers' desire for quick sales or otherwise, and the conditions incorporated in contracts. Simple market results usually do not offer any insights on the importance of these factors in sellers' minds. I rate John as good in this sphere. Finally, there is approachability and communication. Presumably all agents hope to be seen as approachable, as that is key to their performance and success. John was not guarded by a receptionist, and then found to be 'not available'. He rang me often to keep me up-to-date. John excelled in this factor by being easily found. Overall, I rate John as 4.6 out of 5.
