A quick sale of our much loved home was of utmost importance for us as it meant being able to move back interstate to be there for family. Josh is a gun. We interviewed several agents before choosing him and we were very glad we did. Our property sold in ten days for a significant amount more than we needed. What were the differences between Josh and the other agents? I can sum that up in four words, Strategy, Marketing, Motivation, Negotiation. STRATEGY. Josh had excellent market knowledge. Using that he was able to articulate a clear, deliberate strategy for our property. He didn't have a casual "take it as it comes" approach. He was able to explain his plan to us and justify the reasons for each step. He gave us good advice on easy things we could do to our property to improve the sale price. It’s lucky we acted on it, because he was right. MARKETING. The marketing that Josh did was very professional. It was well presented and of high quality. Everything that Josh does is. Ads, internet, photos, signage, video were all top class. Charges were reasonable. Measures that other agents described to us as gimmicks were justified to us with solid data and they worked. We got a lot of exposure in a very short time and the property was presented in the best possible light. MOTIVATION. Josh has a lot of energy. He works very hard for his clients, often late into the night to get the sale. Despite being so busy he was always on time for open homes and inspections. He was always well presented, dressed professionally and spoke well. His work ethic was incredible. NEGOTIATION. Josh does a lot more than just field and pass offers onto the vendor. He actively negotiates on behalf of his vendor to get the best price. He negotiated confidently and did not bring offers to us that we wouldn’t accept. Instead, he represented us and respected our wishes like a good agent should. He is particularly good in negotiating low offers up to a point that aligns with his client’s expectations. Josh’s ability to do that literally paid dividends for us. We would recommend him to anyone considering selling.

Having gone into the process of selling my home with some fairly negative past experiences of dealing with real estate agents I was determined this time to choose my agent carefully. My husband and I had spoken to a number of other agents however after going through a home Josh had for sale we were impressed with the manner that he dealt with us as buyers and his professional yet friendly manner. I felt that there seemed to be two types of agents, those who were selling houses because it was a job and those who had chosen it as a career and were serious about building a great reputation. I have absolutely no doubt after selling with Josh that he is in the second category. From the moment we signed with him he kept us informed and confident of a sale.
