Pre-sign-up: Josh stood out from the agents I have talked to because of one small thing: As a first-time seller I had a long list of questions, some of them are quite challenging. Upon receiving my question list, Josh answered them frankly and professionally without vagueness. But other agents were either reluctant or defensive or even nosy, and asked questions like “where did you get these questions from” and “what did other agents say”. This clearly demonstrated Josh’s professionalism, his confidence in his job, and genuine care of our sale rather than overly worrying about competition. We were not mistaken. Renovation: Our property was a bit out-of-shape. Josh understood that we have a tight budget. So, he worked closely with us and tradies and carried out a list of affordable renovations that can maximize the sale. But this is just the start. Due to Sydney lockdown, we were not able to return to Canberra and supervise the works. Josh was very generous and took full care of the two-week renovation. He even did our gardens himself to help us save money! Campaign: Josh and his colleagues handled the open homes very well. Our property received many visits. Josh kept us updated after every open home and provided us the buyers’ feedback. He also kept contacting the buyers to create the heat. Auction: Josh was able to bring us two dream offers two days prior to the auction. The numbers were well above what we (and even Josh) initially expected for. We cannot be happier. Josh handled the negotiation, deposition, and document signings carefully, professionally, and swiftly to make sure a timely and legal contract exchange before the auction date. The process only took one day. We then cancelled the auction with peace of mind. This is our experience with Josh. Impeccable is the only word. We will look no further for our future sales.
