Whilst the apartment presented well with recent renovations within a well-maintained solid brick 100 year old property, the sales strategy needed to take account of the old-style title, being a company share title. In this situation the property is owned by a company and the buyer is buying shares in the company with exclusive rights to the apartment rather than buying a property in a sales transaction under the Land Act. The company constitution had however been updated in the last two years such that it mirrored the provisions of the Owners Corporation Act which assisted in potential buyers understanding of the property title etc. Julian Cannata from Belle had experience in this style of title, which is not uncommon with many of the older apartment properties around St Kilda, and set the market price and sales strategy accordingly. He is highly skilled in communication and his ability to assist potential clients with their prospective interest, as well as engage positively with me throughout the sales period was very impressive. Ultimately Julian was able to facilitate the apartment sale at a reasonable price for both parties, and demonstrated a high level of professionalism in all his dealings with me as the vendor.
