My experience with Justin was to say the least a different experience to previous property sales that I have had. My property was sold three times in a short period of time. Two purchasers withdrew after placing a deposit. This was no fault of Justin's but a change of mind on behalf of the purchasers. Dear Sir/Madam, We recently sold a unit in Penrith. The market estimate on the unit was 350k to 380k, our agent representative was Mr. Justin Cohen. we have had some bad experiences in the recent past with agents not acting in our best interest, I reviewed the agents contract and noticed that the fee was marginally more that expected, however Justin has been looking after our interests in the unit for many years and has done a good job. When asked the 2.75 % charge rather than the expected 2.50% was explained by showing that the unit sale was a dedicated job with Justin managing the sale full time till the sale was completed. Justin did an incredible job arranging workmen to come in and plaster and paint so that the unit was shown as brilliant. The final sale price achieved was 403k well in excess of expectations. Justin managed the sale from start to finish he tackled all the problems , kept us informed on progress and managed the whole exercise , with a minimum of effort from myself. I couldn't recommend Justin high enough. Stanton & Taylor were recommended to me after I had met with 2 other real estate agents and I just wasn't comfortable. I was unfortunately having to sell my father's house after his unexpected death and in the midst of grieving and having to clean out his entire home I had the unenviable task of also selling it. Justin was understanding and considerate. Gave me my options and did not try to rush me at all. Told me when would be the ideal time to have it on the market but said if it didn't happen, no problem, just do things at my own pace. I was comfortable with him from the first meeting. He was honest about the good points of the house, but also what people may see as negatives but then advised me how he would deal with any of those negative aspects.
