Started with a cold call. We weren't actively looking to sell but it was in the near future. I put out a number that I felt was a touch ridiculous. Friends, she got it. Then negotiated through building and pest to make sure the price stuck. Now on a commission front the amount difference to her would have been about $30, and she put in far more effort than that. Didn't even make it to the conveyencer before she had it handled. If I have cause to sell in the region again, it'll be through her.
