We chose Kate to list and sell this property because it is a substantial dwelling in a good suburb but on a battle-axe block. We formed the view that a sale was more likely to require an affection for the house by the buyer which would override the locational disadvantage. This would require a sensitive reaction on the part of the agent to the concerns of the potential buyer. It was possible that, of a couple, one partner might be more impressed with the property than the other. That happened and Kate handled the purchasers individually with considerable sensitivity. This approach worked admirably and a sale was effected within the expected sale period; and this in a difficult market.
