We had bad experiences with gazumping (legal in NSW) and the involved processes (numerous necessary building reports without success in buying the properties) in buying our seaside property. Whoever is in charge should require the Vendor to do a building report and Vendor getting reimbursed by the successful buyer. Buying a property in NSW is something that we don't want to go through too often - time consuming and frustrating. After 2 serious tries of settling on a purchase we were at the stage where we have had enough. Out of the blue Kate contacted us of a property that would suit our needs. We inspected the property and decided that we would buy it. From that point on everything moved along faultlessly, us doing our bits and Kate moving things along. Kate kept to her professional undertaking. It is concerning in a Sellers’ market, we see certain agents encouraging buyers to making offers and counter offers under the guise of 'we are obliged to take the best offers to our Vendor', any money you wasted is reasonable if you want to buy real estate or pulled the rug from under you at the last minute of exchanging (bad behaviour). We accepted the asking price and were treated with respect on our successful bid. You will find Kate will treat you with respect and integrity.
