We have bought and sold 9 residential and 1 commercial property and when we decided to sell our holiday house down the coast (because we just bought our next project house), we started to speak with local agents. To be honest, I already knew most as I have been through quite a few opens over the past couple of years, but I still wanted to get 3 appraisals for our house. I had received 2 recent bank appraisals (both low-ball, I told you...) for the property and had an idea in mind of the amount we wanted in order to cover out costs - we spent a bit on reno's and landscaping. Kathleen gave us her appraisal, which was more than other appraisals, however, we were comfortable with her sales record, the way she engaged with us at other opens and her experience of selling down the coast. Long story short, we had our first open on the Sunday and on the Tuesday Kathleen called to ask if she could show someone through our house, this resulted in an offer being made later that week which we accepted. In a way, I was really shocked that it sold so quickly, its kind of a petty as I would have loved to have held on to it for this summer but Kathleen did such a great job and it sold way quicker than we had expected. I really couldn't recommend her higher. We did spend a lot of time on the photos (which were great), getting a pre open inspection clean (thanks Ben and Alice - is there anything you cant do) and to make sure the sales material was absolutely spot on, but this really paid off. Anyway, settlement is this week and were are now busily working on our new place at Middleton. I hope the new owners enjoy the house as much as we did, its a great spot and the thing I will miss most apart from the amazing location, is lighting a fire, having a glass of red and watching the kangaroos at sunset, followed by watching the stars...
