The appraisal was carried out before our newly built house was handed over to us in last October. Kelvin presented us the sold prices of the surrounding properties and indicated to us our selling price range in a professional manner. We took Kelvin’s advice to complete the landscape and installed the curtains and shutters and he took care of the marketing well. Kelvin handled it professionally. Our property was on the market longer than expected. Unfortunately we were under-informed about the first buyer’s finance situation and accepted her request for multiple extensions. We however declined the third request of hers for further extension. In this, we hope Kelvin could in the future make certain purchaser’s finance before presenting to seller. If Kelvin could ask to see purchaser’s finance approval prior to presenting to seller, that would be efficient. Moreover, re-releasing property back to market has added additional advertising cost on seller. As in presenting section 32 for our purchaser to sign, Kelvin wrote a condition prior to agreement and were later, we were informed by our conveyancer that this is not the usual practice and that selling agent should not just add condition without consent from seller’s convayancer. A week before settlement, we rang Kelvin about the process of transferring the deposit that was held at the agent trust account. The information given was incorrect. A day after the settlement date, we have already received our balance from our conveyancer but not the deposit from the agency’s trust account. Due to the incorrect information Kelvin given, we went to our conveyancer to ask about the deposit that was held at the agent’s trust account. Only through our conveyancer then we realised that the agent has to transfer the remain deposit into our bank account. With our experience, we rate 3 stars out of 5.
