Kim provided an estimate market sale price range of between $550K-$600; so I signed with her. However, the property sold for only $500K. Communication was mostly via short abbreviated text messages from Kim. When I attempted to immediately return one of these texts via a phone call one morning to properly discuss, the call went straight to voice mail. (Kim said she was still having breakfast). However, it was urgent regarding an error date Kim had entered on the form for the release of the deposit - which was AFTER the Settlement date! The purchaser had also at the 11th hour requested some potted plants be removed. However, by now I was now interstate, so this made things very difficult - as they could have asked for this earlier, with time to arrange. Kim requested their removal. Yet, the purchaser didn't mind keeping the other unsecured items left for them, such as: spare oven element replacement, whipper-snipper, hedge trimmer, spare paint, instruction manuals, etc. Kim also instructed the maintenance man that I had organized to do some last minute work, to do additional work - without asking me first - yet I was paying for his services.
